Success has always been fascinating to me:  What makes a person successful?
Is it the Gene they are born with? Or is it because they are lucky? Or is it because they work harder than others?

Why do some real estate agents produce amazing results year after year despite the market going up or down?

Why are some real estate agents successful even with so many disadvantages, such as: high school dropout educations, average appearance, or introvert shy personalities… while other agents fail with so many advantages like: great charismatic appearance, powerful social skills, and being very hard working…

It breaks my heart when I see sincere honest agents working extremely hard but who are barely making a living, struggling to survive in their career and getting burned out of business…

What’s the key to the vault of success? I read books after books, I study successful people, I attend seminar after seminar, I spend tens of thousands dollars, week after week traveling to learn from the masters, I network with the superstar agents nationwide, and I interviewed the super successful agents and the agents who are failing.

I found the truth: success is a science; people who are successful have certain patterns; it’s not what you do that makes you successful; what makes you successful is doing things in a certain way. Law 1: Know what you want.    Follow your heart’s desire, and discover your life mission. Clarity is power. You can never get to the place by accident. It’s essential for you to attend a Goal-Setting workshop every 6 months.

Law 2: Take massive actions.   Like the Nike Ad said: “Just do it.”. Understand the power of now. Yesterday is history, tomorrow is a mystery, and today is a gift, that’s why we call it present. Not after lunch, not tomorrow, not next week, not when you are ready, not someday, but rather take action now. Successful people make “now” the right time, procrastination is the language of the poor.

Ready-Fire-Aim. People aim too much and too long, they never fire. Just go ahead and shoot, then if you miss the target, adjust and shoot again. You can never fail as long as you keep on taking action. Develop the muscle to make decisions quickly and have faith in yourself.

A major University did a study about the top salespersons who made more than $250K annual income VS. average salespersons. The difference between the top sales and the average is: speed of implementation: how much time elapsed between when they heard a great idea until the moment they took actions to implement the idea.

From this moment on, I want you take action immediately when you hear a great idea or when something makes sense to improve your business, don’t ever be afraid to make mistakes.

Let me ask you a question: When a new baby learns how to walk, how many times will you allow the baby to fall down before you shut him/her off? You will say: Are you crazy? My baby will keep on trying until he/she walks. Wow, magic formula, that’s why every human being on this planet walks.

Law 3: Be flexible with your approach.  Life is a game, it’s not about life or death, it’s about having fun and playing it full out, giving it 100%. When somebody gives you a rejection, it’s not the end of the world; you just change your approach and ask again. A survey shows: less than 53 % people will say no to you for three times; less than 7% people will say no for more than 7 times. So there is a 93% chance you’ll get the listing if you can only stick to it long enough. Remember, YES is the destination, no is the way. Develop what is called sensory acuity, notice what’s working and what is not working, and simply change the approach until you get there.

After World War 2, Winston Churchill was asked to give a speech by the high school he graduated from, and all he said was: “Don’t give in, don’t give in, and don’t give in.”

Law 4: Associate with the right people. I can’t stress enough about this. 10% of the agents make 90% of the money, if you want to be part of the 10% elite agents, you can’t associate with the 90% agents group and hope you might make it. Be very careful who you associate with, who you hang out with, who you listen to. The old saying:
“Lie down with dogs, and you wake up with fleas.”  Studies show: If you pick anyone on the street, that person’s income will be the average of his/her five closest friends.

Very important questions: How much is the average income of your current office? How much is the average income of your current entire system? The RE/MAX agents in Queens average annual commission is $125,000. Some agents make more than half a Million, even over a Million dollars year after year.

You can predict a person’s future and his bank balance if you know two things about him: the books he reads and the people he associates with.

Ask yourself these questions very seriously: Does my broker have a higher standard than the industry average? In RE/MAX People, our philosophy is: we only want to take 10% of all the real estate population, but we’ll do 90% of the business. That’s why we have rejected so many applicants, that’s why I keep on mentioning that RE/MAX People is not for everyone, as a matter of fact, we might even reject your application to join our company.

But don’t get me wrong. I truly and sincerely believe that deep inside every human being, there is pure gold potential power, everyone deserves the best. But people might choose different ways to live their life and career; there is nothing wrong with it. It doesn’t matter where you are now, how much you make now, or how much experience you have; but it does matter where you are heading to, it does matter how far you are determined to go…

Different people become ready to accept a superior and different modus operandi at different times in their careers and lives, I ‘m trying to evaluate that “readiness”. I can only help you when you are ready to accept my help.

Law 5: Be in the right system. You can be a genius and work your butt off, but without being in the right system, you’ll not succeed! Period.

You need at least two fundamentals from your broker to have the ultimate success: brand name recognition and the possibility to keep 95% of your commissions. Throughout my real estate career, it’s a process of struggling, seeking, and building the ultimate system so sincere, honest, committed, and ambitious real estate agents like you and I can have a long-term lasting successful career and a struggle-free, worry-free, balanced, joyful life.

Text Box: When I first got my license, my friend was a real estate agent in a Century 21 office for many years. She was actually very successful making about $50,000.00 in annual commissions. After I interviewed with my friend’s C21 office and other several major offices in Queens, I decided to join RE/MAX People. My first year in business, I had a 6 figure income and gave birth to my son. Now I have a lot of short sale deals. I am surprised that most of the so called senior agents have no idea of short sales while Barry already brought trainers to teach us about short sale far ahead of the market. There are approximately 1100 real estate offices in Queens and Long Island. In summary, all these 1100 real estate offices belong to 5 categories:

1. The traditional real estate company.

Basically you get 50% of your commission split after the 6 to 10% franchise fee. So you really only get about 45% of your hard-earned commissions. The majority of real estate agents start and most of them still work in these type of companies: Century 21, Coldwell bankers, ERA, Prudential, etc..

2. Local private owned company. Mom and Pop operation. The basic feature of these types of companies is that you pay $100 to $200 monthly fee or less, and you get 95% of your commissions….

 

3. Multi-Level network Market Company. Just like other network multi-level market companies, your business is no more listing or selling real estate, your business is to bring people to join, then the people you brought in bring people to join, then the people they brought in bring people to join…… then you pray along the way someone might make a sale, and you’ll get a 5 % to 10% “profit share” or they may call it “residual money”… whatever the bullshit is.

4. RE/MAX system. You pay a fixed amount of money (this is tax deductible as business expenses) and you get 95% of your commissions. Now you can operate a business within a business, you can leverage yourself as an entrepreneur, and you can have unlimited success. Some RE/MAX agents make more than a Million dollars in commissions annually year after year. There are plenty of public records document references to verify the number, I encourage you to check it out if you are skeptical. I assume that you’ll be amazed and inspired by how much more potential money you can make as a real estate agent in the RE/MAX system. How high is the limit? The sky is the limit.

 

  1. RE/MAX People system. Based on the traditional RE/MAX system, we add something new: (1) We don’t charge a table fee. We’ll not charge you a penny if you don’t have a closing. And if you do have a closing, we only take 30% or 40% of your commission toward your annual fee of $12,000 (the maximum we collect from you is $12,000, even if you make a million for yourself, and the minimum we charge you is 0). Besides, the $12,000 we collect is tax deductible. So if you do work in RE/MAX People, you pay nothing here. (2) We offer an unlimited training and support system. Unlike most of the RE/MAX brokers who have the landlord tenants mind-set with their agents, we go the extra, extra, extra miles; we have unlimited ongoing training and support for our agents. I encourage you to talk to some of our agents who have been in different RE/MAX offices and get some references.                                                                           

Why traditional real estate systems don’t work any more?

If you work in the traditional real estate system and you get 50% to 70% of your commission split after the franchise fee, this message can save you a year of struggling ahead, and literally make you hundreds of thousands of dollars more, so pay close attention and read the following chapter very, very carefully.

My own experience: I started my own real estate career from a small Century 21 office in south Queens.  Just like all the other traditional systems, each commission I brought in I got 50% split after a 10% franchisee fee, so I really got 45% of my split. In about 6 months in real estate, I sold more houses than the whole office together.

But I was desperate; I almost quit real estate, why?…

Because my goal at that time was to make $200K gross commission for myself, but according to the 6 month speed, I could only make $100,000 annual gross commission. And the problem was: I already worked 7 days, my cell phone was on 24 hours, I had no off days, no vacations… I had no more time to give to make more money, I already squeezed every minute of my time. The only way for me to make more money would be to get some leverage: Hire an assistant to take over some secretary responsibilities from me, and spend more money to market myself. But the profit margin was too small; it didn’t support me to spend big money to hire an assistant and market myself. Face the reality: you can’t run a business and keep up with all your expenses if you can’t keep 95% of your profit.

   My Friend, if you still can’t figure this out clearly enough, change your perspective. If your goal is to make a $100,000 commission for yourself, you have to pay your broker more than $100,000; if you want to make a $200,000 commission for yourself, you have to pay your broker more than $200,000. Don’t you see what is fundamentally wrong with the traditional real estate system? The traditional real estate system is like the communist society: You are punished by being good at what you do; you are punished by working harder; you are punished by producing more… If you produce more, you pay much more; if you produce much less, you pay much less; if you don’t produce shit, you pay shit…

   You might argue with me: hey, Barry, I am not a cheap bastard. I don’t mind paying my broker more as long as I get what I want. I’ll have to admit that you have a great mindset and I appreciate it. But the problem is not just giving away a big chunk of each of your closing checks; it’s because now you can’t have a business, you can only have a job. You only have a business system when you can control your expense and your investment, you have a business only when you can keep 95% of your profit; otherwise you only have a job. There is a huge difference between a Business and a Job. You can’t have all the leverage a business person has when you only have a job. Leverage is the key for all business success.

  That’s why there are so many part-timers in the traditional real estate offices. If you stay there too long, you’ll lose your passion for your real estate career, you’ll lose your dreams, and you’ll become like one of the part-timers little by little…

   It’s dangerous; you are slowly killing your entrepreneurship.

   Are you in the traditional commission split company; do you only get a 50% commission split from your broker; do you feel that you have hit a plateau and there is a glass ceiling that you can’t break through even though you don’t see it, but you feel it intuitively. Do you feel frustrated and desperate inside even though the people around you consider you as “very successful”.

   When I decided to leave C21, I was scared: People were laughing at me, my broker intimidated me… I did lose some of my listings; my broker did rip me off… But my first year in RE/MAX, my income tripled, I made more than $300,000 gross commission for myself. So don’t be scared, you can’t operate a successful life if you are controlled by fear of loss. As a matter of fact, most of our agents are from the traditional office, they experienced the same thing I did.

  If you are still not sure, I suggest you do a survey. Just go to RE/MAX.com, find some agents nationwide at random, and ask them three questions:
  1. Where did he work before joining RE/MAX?
  2. When did he join RE/MAX and what happened after he joined RE/MAX?
  3. If he could do it again, what would be his choice?

 

  It might not be comfortable, but deep in your heart you know that “change’ is a must.
  The definition of insanity is doing the same thing over and over but expecting different results.

Why will you fail in the local Mom and Pop operation?
     
      My own experience: Through a friend’s help, after 6 month in the Century 21 system, I went to a mom and pop operation. I paid $500/month and kept 95% of my commission. For the whole year, I paid only $6000; I could pay off my whole yearly fee with one small deal and keep 95% of my commission for the rest of the year. This was a steal deal for me because of my background from the C21 system……
       Then something interesting happened, the rules of the game changed…… I couldn’t just take listings and sales easily like I did before, I was lost in the discount commission world, and I could not make any progress. Every time I went to a listing appointment, I had to spend the majority of my time selling my company before I even got chance to sell myself.

      Do you work in the local Mom and Pop operation? Can you relate yourself to what I’m saying? But wait, several things even hit me more and literally opened my eyes and saved my career.

      First wake up call was from my mentor, even today I can clearly remember him saying: Think that somebody has $600K cash, this is all his life’s savings, his retirement money, and his whole family depends on this money for the rest of their lives. He is looking for a safety box for his hard-earned life’s savings money. Citibank has a safety box, it costs him $50/month to rent; and there is also a guy across the street who has a safety box in his basement, he only charges $5/month for the rent. Which safety box would you choose if you are the guy with the $600K cash on hand? The answer is obvious: The Citibank safety box.
      Now think about this: Selling a house is one of the biggest financial decisions for people, it’s their whole life’s savings, they are scared to death to make any mistakes. There are two criteria a seller looks for: First and most important, he want to find a big, national brand name company like RE/MAX; so they can trust and feel safe; Second, from that trusted system they want to find someone they can relate to, who they feel comfortable and confident to deal with.

     You may argue with me: Hey, Barry. If I have a good relationship with the owner or I’m his best friend, or if the owner has an uncle or nephew who is a real estate agent, you’ll never get the listing even if you’re with one of the top-Brand name companies like RE/MAX.

      Yes, you are absolutely right by this. But, 95% of all home sellers don’t have a relative who works in real estate, and don’t have a best friend who is a real estate agent, and they have no clue about all the real estate industry inside stories like you and I do, all they know is the several big industry brand names like RE/MAX, C21, etc..…

      If I were you, I would rather focus on these 95% sellers instead of worrying about the 5% sellers who you and I can do nothing about.

      Discount brokerage = discount commission. Another wake up call for me. I went to a listing appointment through my best friend’s referral. The home owner said to me: Because you are a referral from my best friend, I can give you this listing. But I can only pay you 2% commission because the RE/MAX agent only charges me 4% commission……
      Can you relate to this? It was at that very moment, I decided to leave the Mom and Pop operation even if they paid me $100/month for me to work there. I definitely need a brand-name that will give me more credibility and value …

      My hard-working friend, if you still work in the Mom and Pop operation, another major income you miss is the referral business.
     
      Two ways to add an extra $30k-$100K annually if you switch to a big brand company like RE/MAX:   (1) 60% of all real estate transactions are a relocation. Your seller might move to LA or Florida, your buyer might have a house in New Jersey or Washington DC. If you are in the RE/MAX system, you can easily add a minimum 25% income for most of your deals. Why the multi-level network marketing system is a joke?

Did you hear about Keller William, Exit or Home Land Realty and do you know how their system works?

Have you ever been approached by a multi-level network marketing company: “I have a wonderful business opportunity… I’d like to share with you because you are my best friend…Come to xxx address tonight…”  When you arrive there, there is a strange guy on the stage who shares his successful story…then everyone around you is like a predator, they look at you as if you are fresh meat; they persuade you to join this “once-in-a-lifetime business opportunity…Bla, bla, bla…

Can you relate to this? I do.

If I’m grumpy about the “multi-level” network marketing stuff, I think I’m justified. Besides the fact that I was squeezed to pay several hundred dollars as membership fees and wasted some of my precious time, I didn’t see or get anything of value from the Multi-Level network market gimmicks.

I never saw in real life anyone who had a decent respectful life or lasting success through a multi-level network marketing company. The only people who made money in the multi-level network marketing system I know is either the guy on the stage who sells the books and tapes about how to succeed or the people who collect the membership fees.

So allow me to say: If you’re excited about the 7% profit sharing or 10% residual money…wake up now. Be real.

Some years ago, when the multi-level network marketing real estate company came to New York, I was approached by them. After I listened to the whole complicated system, I replied: The system sounds exciting, but just name a real person who I can see in real life, who made a fortune through the multi-level profit-sharing or residual income or what ever the B.S you call it. They went quiet and shut up. Next time, when you are approached or if you are already in the multi-level network marketing system, I suggest you ask the same question about this “once-in-a-lifetime great complicated system”.

The multi-level network marketing system is built on illusion.

The whole system is about hunting people to get hooked in the system and they’re good at this. They give you a big future empty promise (the 7 level profit sharing or residual stuff), you get 7% profit-sharing or 10% residual money of the people you recruited if they close a deal. I remember one agent from the multi-level network marketing system told me: Our business is recruiting, real estate is only our product, and real estate is not our business. But the problem is: At the end of the day, when the party is over, somebody has to sell a real estate property to give you the residual or profit-sharing.

You are a real estate agent, you’re not a recruiter. Recruiting is not a part-time job; it takes more time, more energy and different skill sets to recruit. Can you imagine when you close a real estate deal, you only get 7 or 10% of your commission, and your broker gives you an empty future promise: You will be paid another 5% when another deal closed because of this deal. This is exactly what happens when you become a recruiter in the network multi-level marketing system: You spend as much time; effort, and energy as when you take a listing, but you are only paid 7 % of the commission you brought in with an empty future promise. I don’t know about you, but I would rather focus on my real estate business which I’m good at and get my 95% commission Vs. 7%. If I do want to become a recruiter, I would rather get a recruiter job where I can get a good base salary plus a much higher “Now” profit share instead of being used by my broker like a fool, no salary, less than 10% split and empty future promise which only gets myself hooked deeper in the ridiculous system. I would rather get my 95% commission and plan my own retirement instead of getting 7 % or 10% of my hard-work results, depending on them that they might spend a couple of dollars (otherwise it’s my money) to plan my future.

You might argue with me: Barry, wait a minute, I never wanted or planned to be a recruiter for them, I still focus on my real estate business. Ok, good point. Fair enough.
Then my question to you is: Why do you even bother with the multi-level network marketing Pfui? Why do you even waste time to interview with them? Why do you stay or join the system if it’s a scam?
Are they as big or successful as they claimed? The fastest …the best… National marketing is not important……Pfui!
Check the public record; they don’t even spend a penny to build their brand, not on TV, Not on radio. Normal homeowners have never even heard about them. Do you pay less for the work there? I don’t know any of these multi-level companies where you pay less money than our fee. Remember, RE/MAX is the #1 real estate brand in the industry now. You get the best brand name and you pay less, even more important, we teach you to focus on real estate instead of mess up your head and waste your time in multi-level recruiting nonsense.
